In either case, the loan amount should be based on the appraised value of your total investment. That total investment includes your land, land preparation, and new home construction agreement.
The cost to prepare your lot for the build of your new home can vary depending on several factors, but in general this element includes the following:

- Building permit
- Tree clearing and/or grading
- Equipment rental and material
- Installation of utilities (if needed)
